For diaspora & international buyers · 2026 guide
Buying an Airbnb Property in Ghana? Start With the Numbers, Not the Photos.
An apartment in Accra can be a home, a rental business, or both. But a beautiful listing photo tells you almost nothing about title, running costs, guest demand or what happens when you're thousands of miles away.
Before you buy for Airbnb in Ghana, ask a better question: does this particular property work as an investment?

THE BUYER'S QUESTION
A good property and a good Airbnb investment are not always the same thing.
Picture two apartments. One has a dramatic rooftop pool, glossy furniture and a tempting asking price. The other has less spectacle but a reliable water system, straightforward building rules, practical access for guests and realistic operating costs. Which would you buy?
That is the conversation worth having before transferring a deposit. A property can look exceptional on a viewing and still be difficult to operate as a short-let. Equally, a home bought for personal use may become a useful long-term asset even if short-term letting is not the right model.
01 / THE CASE FOR BUYING
Why overseas buyers are considering Ghana property
A home with more than one possible use
Depending on permissions and your plans, a property may serve as a personal base, a long-term rental or a professionally managed short-let.
Exposure to a physical asset
Property ownership can offer a tangible asset in Ghana. Its value can rise or fall, and the quality of the title matters as much as the building itself.
Potential income while abroad
Guest stays or longer tenancies may generate revenue when you are overseas. But income only matters after vacancies, repairs, fees, tax and capital costs.
Someone on the ground
Buying remotely creates a management problem. A clearly agreed local team can coordinate inspections, guest operations and property upkeep.
The opportunity is not merely to buy a beautiful apartment. It is to own a property whose use, paperwork, costs and management plan make sense together.
02 / CHOOSE THE RIGHT MODEL
Airbnb, long-let, or a home you occasionally rent out?
There is no universal winner. Each choice creates different work, costs and income patterns.
| Strategy | Possible advantage | Trade-off to examine |
|---|---|---|
| Short-let / Airbnb-style | Flexible stays and pricing; you may retain some personal use. | Variable occupancy, furnishing costs, turnovers, guest support, fees and GTA requirements. |
| Long-term rental | Potentially steadier tenancies and fewer turnovers. | Tenant selection, lease terms, maintenance, arrears and less personal access. |
| Personal home + occasional letting | Combines lifestyle value with the possibility of income. | Storage, scheduling, local rules, cleaning and personal-use restrictions. |
One rule worth following: Compare options using net income and owner objectives, not only the highest advertised nightly rate. Explore Kyrosphere's short-let management approach or our overseas-owner services.
03 / BEFORE THE DEPOSIT
Seven checks that matter more than the sales brochure
- Identify the actual legal interest. Confirm who can sell or assign it, the unexpired lease term, any restrictions and all relevant registered documents with an independent Ghanaian property lawyer.
- Run an official Lands Commission search. Ask your lawyer to check the appropriate records, seller's interest, encumbrances and discrepancies. Obtain a qualified surveyor's assessment where needed.
- Check building approvals and condition. Review permits and completion documentation where applicable, then inspect water, power, drainage, lift maintenance, fire arrangements and other costly essentials.
- Read the estate's rules. A building with excellent amenities may still prohibit or restrict short-term rentals. Confirm this in writing with the relevant management or owners' body.
- Estimate the whole acquisition cost. Go beyond asking price: legal work, applicable duties, registration, fit-out, furniture, equipment and cash reserves.
- Test the operating budget. Look at realistic occupancy scenarios, management, platform charges, utilities, cleaning, repairs, building service charges and taxes.
- Define remote oversight. Agree who holds keys, approves spending, handles guests, maintains the property and reports income and expenditure.
The Ghana Lands Commission publishes requirements for title and deed registration, including plans, signatures and supporting documents. Independent legal advice and appropriate official searches remain essential. Lands Commission title registration guidance.
04 / WORK THE NUMBERS
What might the rental numbers look like?
Try a hypothetical short-let scenario below. All starting figures are illustrative inputs, not Ghana market averages, Kyrosphere quotations, rental projections or promises of profit. Replace them with evidence for a property you are evaluating.
ILLUSTRATIVE ANNUAL MODEL
Estimates exclude taxes, financing, depreciation, unexpected costs and currency movements unless you include them in annual costs. Break-even excludes capital recovery. Actual results may be lower or negative.
Pause before you buy: If the model only looks attractive at near-perfect occupancy, investigate further. A credible investment should withstand conservative scenarios, not depend on the best month of the year.
05 / LOCATION IS MORE THAN A POSTCODE
Where in Accra should you start looking?
Buyers often investigate areas such as Airport Residential, Cantonments, Labone, Osu and East Legon. The right choice depends on who might use the property and what type of asset you want, not on a neighbourhood's reputation alone.
For business or relocation guests
Check access to workplaces, transport, dependable internet, building facilities and straightforward check-in arrangements.
For leisure and family visits
Consider layout, comfort, local activities, parking, safety arrangements and how easily the residence can be maintained.
For an owner living abroad
Look closely at estate rules, building management, service charges, repair response and how often someone can inspect the unit.

06 / BUY LEGALLY, OPERATE RESPONSIBLY
What overseas buyers should know about Ghana's rules
Foreign ownership is different from Ghanaian citizenship
Under Article 266 of Ghana's Constitution, non-citizens cannot be granted freehold interests in land, and non-citizen leasehold interests cannot exceed 50 years at any one time. This is not the same as saying that all Ghanaians living overseas are limited to 50 years. Have a lawyer confirm the relevant citizenship, title and tenure position in your proposed transaction.
Airbnb is a business operation, not an automatic right of ownership
The Ghana Tourism Authority's short-term rental guidance outlines registration and licensing obligations for short-let operators. An owner's right to host must also be checked against the building's rules and any relevant agreements. Check the current requirements with the Authority before opening to guests.
Tax deserves its own calculation
The Ghana Revenue Authority's rent income guidance identifies rates for residential and commercial/non-residential letting. Do not assume an Airbnb-style business is automatically taxed exactly like a conventional residential tenancy. Confirm the treatment of your proposed activity, entity and other obligations with a Ghana-qualified tax adviser.

COMMON QUESTIONS
Questions buyers ask before taking the next step
Can a non-Ghanaian buy a house in Ghana?
Non-citizens can acquire certain leasehold interests, subject to legal restrictions. The Constitution prevents non-citizens from holding freehold land interests and caps leasehold terms at 50 years at any one time. Independent advice on the particular title is essential.
Is buying a property for Airbnb in Accra profitable?
It can generate revenue, but profitability is not automatic. Property price, occupancy, nightly pricing, running costs, estate restrictions, financing and tax all matter. Model the downside case before committing.
Can Kyrosphere help if I live outside Ghana?
We welcome overseas enquiries. We can discuss your goals and define an appropriate scope for property enquiries, practical coordination and, where agreed, property management. Independent legal and other specialist advice remains necessary.
Should I buy a one-bedroom apartment or a larger home?
Start with a credible guest or tenant use case, total budget, building restrictions and ongoing costs. Size alone does not determine the economics.
Do I need a local property manager?
Not necessarily, but someone must take responsibility for inspections, keys, maintenance, guest communication, bookings and reporting. For remote owners, clear management arrangements can materially reduce operational friction.
