Home/Buying property in Ghana

Kyrosphere Africa / Property buyers

Buying property in Ghana? Start with the right questions.

A home for your family. An apartment you might rent out. A place to return to. The reason for buying matters, and so do the details behind the asking price.

We work with buyers at home and abroad to understand what they are looking for, review the practical next steps and agree where local or specialist support is needed.

Start with the property

Three ways to approach a purchase

01 / HOME

Buying a place to live

Location, build quality, title, monthly costs and the way you plan to use the home come first.

02 / RENTAL

Buying for rental income

Compare long-term tenants with short stays. Test the costs and likely demand for a specific property, rather than relying on advertised rates.

03 / OVERSEAS

Buying while you live abroad

You need reliable local communication, independent legal checks, property inspections and a clear plan for handover and management.

Before you sign

You can love the apartment and still ask hard questions.

What interest are you buying?

Check the legal interest, seller authority, unexpired lease and any registered restrictions with your lawyer.

Can the building be used as planned?

Check estate rules, service charges and whether short stays are permitted, if that is your intended use.

What is the real budget?

Include professional fees, registration, furnishing, repairs, holding costs and a reserve for the unexpected.

Who handles the property later?

Decide who will inspect it, maintain it, manage guests or tenants and send you regular reports.

Buying property in Ghana

A practical order of work

  1. Tell us your goal. Budget, type of property, location and whether you will live there or rent it out.
  2. Identify suitable properties. Compare actual units and request documentation, not just photographs and an asking price.
  3. Inspect and verify. Arrange viewing and appropriate technical checks, including the condition of the property and the building's operations.
  4. Review the legal position. Appoint independent legal counsel to assess title, searches, seller authority and purchase documents.
  5. Agree the commercial terms. Consider total cost, payment safeguards, handover responsibilities and any relevant professional arrangements.
  6. Plan what happens after purchase. If needed, agree a management mandate with clear approvals, records and reporting.

For official requirements, see the Lands Commission's deed-registration guidance. Non-citizens should also check Article 266 of the Constitution with a qualified lawyer.

Questions we hear

Buying property in Ghana

Can I buy property in Ghana while living overseas?

Some purchase stages can be handled remotely with proper legal representation. Your lawyer should confirm what identity, signing and documentation requirements apply to the transaction.

Can a foreigner buy property in Ghana?

Non-citizens can acquire certain leasehold interests, subject to legal restrictions. Article 266 of Ghana's Constitution prohibits non-citizen freehold interests and limits new non-citizen leaseholds to 50 years at any one time.

Can I rent out my apartment on Airbnb?

Only if the applicable building rules, legal arrangements and short-term accommodation requirements allow the proposed use. Do not assume every apartment can operate as a short let.

Does Kyrosphere guarantee rental income?

No. Rental demand, expenses and occupancy vary. We can discuss operational requirements and help you consider the right professional checks.

Do you have homes for sale on this page?

This page explains our buyer enquiry service. We do not publish a sale listing without an agreed mandate and verified property particulars. Tell us what you need and we can discuss available next steps.
