Kyrosphere Africa / Property buyer's guide
Buying property in Ghana from abroad
You can begin the search from London, New York or Toronto. The harder question is who checks the property and documents on the ground before money changes hands.

Discuss your purchaseFirst, decide what the property must do
A family house, an apartment for December visits, a year-round rental and a short-let unit do not have the same requirements. Write down your preferred location, working budget and expected use before responding to listings.
When you compare properties, separate the asking price from your total cost of ownership. Legal work, registration, service charges, furnishing, repairs and management can change the economics considerably.
Eight steps for a remote buyer
- Prepare a buyer brief. Set budget, area, property type, timeline and whether income matters.
- Request the specific unit details. Get the full address or location, current photographs, floor plan and available documentation.
- Arrange a real inspection. Ask for a continuous walkthrough and, where required, a professional building survey.
- Appoint an independent lawyer. Confirm the seller's authority, the legal interest, official searches and agreements.
- Check the total budget. Include transaction charges, maintenance, utility arrangements and an initial reserve.
- Agree payment safeguards. Verify payment instructions independently. Have your lawyer explain any deposit or completion arrangements.
- Inspect on handover. Document defects, meters, inventory, keys and management contacts.
- Set up the operating plan. Decide who inspects, maintains, manages tenants or guests, and reports back to you.
What a video viewing can and cannot prove
A video is useful for the layout and condition you can see. Ask to inspect walls, ceilings, bathrooms, water supply and access. Ask the person on site to show the entrance, parking and common areas, not only the living room.
It cannot replace an official search, legal advice or a technical inspection. Where building condition or ownership is in doubt, use qualified local professionals.
After purchase, somebody must remain accountable
For properties held while you live abroad, agree who can approve maintenance expenses, how rent is collected, how guests or tenants are handled and what records you receive. Kyrosphere can discuss overseas property management and short-let operations in Accra within an agreed mandate.
Questions buyers ask
Can I buy without travelling to Ghana?
Parts of the process may be handled with proper legal representation and remote coordination. Ask your lawyer what identification, signatures and powers of attorney are required.
Should I pay a reservation fee before a search?
Ask your lawyer to review how any payment is structured and protected. Do not rely solely on unverified bank instructions or informal messages.
What if I already found a property?
You can send Kyrosphere the listing link, area and questions, and we can discuss whether our services fit your needs.
For documentation requirements see Lands Commission deed registration requirements. This guide does not replace independent legal or building advice.
